Tips From Toby: What to look for when replacing your roof

KANSAS CITY, Mo. - Getting a beautiful new roof protects your home and adds to its value, but it's about as much fun as a root canal to open your checkbook for this big expense.

With today's better materials and construction techniques roof warranties can be guaranteed up to 50 years, so you want to make sure that the company you choose is going to be around to take care of this big expenditure.

Ron Buck from Buck Roofing has some tips for finding a contractor.

"The three rules of thumb I would use are number one, never give anybody any money up front until the job is done. Number two, request their insurance from their insurance agent not from them. A copy of their workers comp insurance, a copy of their liability insurance," Buck said. "And number three ask them, "How long have you been in business?" and then research. Does that correlate with what they tell you on the internet?"

There are some easy warning signs, outside of a big hail storm, that you are in line for a new roof. For most of us, it's as easy as looking around your neighborhood. A roof really needs to be replaced if it's 20 to 25 years old and it's going to be obvious that it needs to be replaced.

Buck says to do all your homework and check with your insurance agent. New materials can lower your homeowners insurance significantly, plus there are some other huge advantages that you'll notice right away by picking the best materials.
