Dry summer followed by a soggy spring a recipe for costly foundation repairs

KANSAS CITY, Mo. - A parched summer followed by a soggy spring -- Kansas City's extreme weather continues to put pressure on our homes and, in turn, our wallets.

In recent weeks, Bill Ruisinger noticed a crack in the corner of the living room in his Olathe home. It was most likely caused by the extreme weather.

"For the 10 years I've lived here, that's the first time I've ever had any cracking," Ruisinger said.

Foundation and basement repair companies have been busy this spring, repairing damage done by the drought and now wet spring. Problems include everything from cracks in basement walls, to a home's entire foundation sinking into the ground.

"People are starting to see the rebound where we're getting the moisture in the ground and the soil is expanding back, so the foundations are coming back up," said Josh Bultmann with Dry Basement.    

The cost of repairs depends on the size of your home and the extent of the problem. 

Experts say a foundation crack can range from a few hundred, to over $1,000 to fix. More extreme jobs can quickly add up to several thousand dollars.

"If you're doing an exterior crack, typical eight to ten foot crack from the exterior you're looking around 1200 dollars," said Brad Keller of Atlantis Drainage Solutions.     

To avoid costly repairs and flooded basements, experts recommend taking steps to move water away from your home's foundation. Make sure your gutters are in place and can carry water several feet from your house. Also, create a slope or a grade with plenty of dirty around the foundation.

"The steps you can take is extend your downspouts away, and slope your soil away, to get that water to drain away from the house instead of running down next to the foundation," Bultmann said. 

If cracks in your walls or foundations are not that threatening yet, it may pay off to wait before making repairs.

If you do need to hire a foundation repair company, it's always a good idea to get at least three written estimates.

That should include how long it will take to finish the project. Also, check consumer websites to read reviews from past customers.
