Lee's Summit fire crews were called to a home at 307 SW Lakeview Boulevard due to a basement fire.
Crews arrived shortly after 2:30 a.m. to find fire in the basement that had already spread to the first floor and attic through a pipe chase.
The fire was under control in about 45 minutes, but caused extensive damage to the basement and first floor above the water heater.
The remainder of the house sustained significant smoke and heat damage.
All residents escaped without injury.
The cause of the fire is under investigation.
